Today, the Realtor has taken on the important role of coordinator and facilitator in the transaction.  It is amazing how quickly the process often degenerates without a professional to keep the pieces pulled together and to keep all the parties moving in the same direction.

From the marketing side, a Realtor will use his or her experience and knowledge of the current market to assist you in setting the highest price attainable for your house.  They will then work with you to present your property in its most favorable light.

Your Realtor will also list your home on the Multiple Listing Service (MLS) to increase the exposure to your property.  Through the MLS,Realtors have access to information on your home which increases the likeliness of getting your asking price as well as a shorter length of time your home will stay on the market.  Realtors are able to assist in screening potential buyers so you don’t spend time with those who can’t afford your home.  More importantly, you reduce the risk of signing a contract and taking your property off the market for a few weeks, only to find out later the buyer is not financially able to complete the transaction.

Realtor’s can also assist when it comes to negotiating a purchase price.  On properties for sale without Realtors, or “For Sale by Owners”, buyers will often try to negotiate harder with the seller since they realize the seller is not paying a real estate commission.  They may expect you to share the savings.  The hassle of negotiating and losing money on the sale of your home can be avoided simply by working with a Realtor.

When it is time to sign the sales contract, your Realtor is someone who understands the exceptions that can arise.  Buyers of your home will also be advised which lenders are the most competent in getting the financing approved quickly and without complications.  The Realtor at this point will continuously follow up with all parties involved to see that your transaction is completed quickly and with as little stress as possible.  As one of the single largest financial transactions that you will encounter, you want only the best people working on your behalf.  For more information on choosing a Realtor, please contact a Unifirst Mortgage Loan Officer.
